Property prices in Tobago
We are thinking of buying a plot of land in Samaan Grove. Has anyone been tracking the price of land over the last year? It would apear to be a negotiable commodity at present. Is the trend up , down or stable?

Hi Pete, the Tobago real estate company Caribbean Estates has the largest listing of lots for sale in Samaan Grove. Here's their web site http://www.realestatetobago.com/. Scroll through the land listings until you come across the Samaan Grove ones. Ask Caribbean Estates to send you a cadastral showing all the lots in the development so you can match the lot numbers with their relative location within the development. To my knowledge, the lots with an asking price of more than TTD $95 have been there for a long time and have not been selling. The only ones that have sold over the past year have been at or below TTD $95. The higher priced lots appear to be offered by people who really don't need to sell, but if you like a particular lot, no harm in making a counter offer and see what happens.
As your home area is listed as Dorset, please note that if you are not a T&T national, you have to get a license to purchase land from Tobago House of Assembly (THA) approved areas in Tobago. Fortunately Samaan Grove is one of the THA approved areas for foreigners. You should contact Ricky Gaston-Johnson, the sales representative at Caribbean Estates to describe the process and documentation needed for the license. Don't be surprised if the process takes months (a year is not out of the question!).
Incidentally I have a home in Samaan Grove myself, and my wife and I have built a number of villas there also - for ourselves as personal investment projects as well as for clients.

Thanks Clyde most helpful. I am married to a Trini,the smartest decision I ever made, and my children have the middle names Trinidad and Tobago. My brother in law also has a lot in Samaan Grove.
